Living in Kajang

Kajang is one of the main towns in Selangor’s Hulu Langat district, about 22 km southeast of Kuala Lumpur. Outside peak hours, the drive from the city centre takes roughly half an hour. The Kajang Municipal Council (Majlis Perbandaran Kajang) runs the town, which took its present form in the 1870s.

You may know Kajang for its satay, gazetted a Selangor State Heritage Food in August 2025. If you’re looking for a home here, there’s plenty to consider beyond the food. Kajang has its own MRT terminus and a KTM interchange, along with several universities and hospitals. It’s one of the better-connected parts of the southern Klang Valley, and its housing market has held up well.

Rail and road links

By rail

The MRT Kajang Line, the Sungai Buloh–Kajang (SBK) line, ends in Kajang. It opened in full on 17 July 2017, with 31 stations across the Klang Valley. At Kajang station, you can walk across a covered bridge to the KTM Komuter station on the Seremban line. That lets you change between the two rail systems at the same stop. Two stops up the line, Bukit Dukung and Batu 11 Cheras serve the Cheras–Kajang corridor, where IX SURIA Residences is.

By road

You can reach Kajang by the SILK Highway or the Cheras–Kajang Expressway. The newest link is the EKVE Highway, whose first section opened from Sungai Long to Ampang on 30 August 2025. Its Sungai Long and Bandar Mahkota Cheras interchanges are both close to IX SURIA. The road is expected to cut the Ampang–Kajang drive to about 20 minutes. Section 2, which extends to Ukay Perdana, is still under construction.

Property prices in Kajang

Kajang used to be an affordable town on the outskirts, but prices have risen as it has become more established. In its older, central areas, the average landed terrace house sold for about RM391,000 (RM282 per sq ft) in 2023. That rose to roughly RM591,000 (RM408 per sq ft) in 2024 (EdgeProp, 2025). High-rise homes typically start below those prices, helping newer condominium launches along the Cheras–Kajang corridor find buyers.

Where you look makes a big difference to the price. The heritage old town and newer Kajang 2 township have different price levels, as do the developments around MRT stations. Use these figures as a guide when you compare homes; the price of a particular home will depend on its location.
