Living in Semenyih
Semenyih is at the southern end of the Hulu Langat district, on the old Kajang–Seremban road. It’s about 28 km from Kuala Lumpur and 8 km past Kajang town. The Kajang Municipal Council (Majlis Perbandaran Kajang) runs both towns. Semenyih was long known as the quieter, more affordable market town, though that has been changing as it grows.
The University of Nottingham Malaysia has brought students and staff to Semenyih since 2005, with its landscaped campus off Jalan Broga. Just beyond town, Broga Hill (Bukit Broga) is a popular spot for a sunrise hike on the Selangor–Negeri Sembilan border. Semenyih has grown quickly around these familiar places, with new malls, schools and a highway following the growth in population.

By road
The main highway through Semenyih is the LEKAS Highway, or E21 Kajang–Seremban Expressway, with an interchange for the town. It opened in stages from 2008 and is run by Lebuhraya Kajang-Seremban Sdn Bhd. Heading north takes you to Kajang and the wider Klang Valley expressway network; heading south takes you to Seremban. For local trips, the older Federal Route 1 trunk road runs through the town centre.
By rail
There’s no rail station in Semenyih itself. The nearest is Kajang, about 8 km northwest, which you can reach via LEKAS. It’s the southern terminus of the MRT Kajang Line and the interchange with the KTM Komuter Seremban Line. For students without a car, the University of Nottingham runs a free shuttle bus between its campus and Kajang KTM station.

A fast-growing corner of Selangor
Hulu Langat, the district that includes Semenyih, is one of Selangor’s fastest-growing districts. Its population rose 7.7% to about 1.5 million between 2020 and 2024, compared with 5% across the state. Average household income rose 31% between 2019 and 2022, from RM10,252 to RM13,386. Homes above RM800,000 accounted for 11.6% of the district’s transactions in 2020. By 2024, that share was 14.8%. Within Semenyih, you’ll still find a wide range of homes in established affordable taman and newer master-planned townships. These district figures give you some background for your search, though they won’t tell you what any one home costs.
