Petaling Jaya for industry
Petaling Jaya began in 1952 as Malaysia’s first planned township, on rubber land that had been part of Effingham Estate. It was built to ease crowding in neighbouring Kuala Lumpur and has grown into one of the country’s most industrialised cities. The city covers about 97.2 sq km in the Petaling District of Selangor and gained full city status in 2006. Its local authority is the Petaling Jaya City Council (Majlis Bandaraya Petaling Jaya, MBPJ).
From the 1950s, factory lots spread across the Federal Highway in the northern half of town, attracting household-name manufacturers to PJ. Seventy years on, businesses here have an established industrial location with close connections across the Klang Valley. If you’re looking for new, purpose-built industrial space in PJ, there’s little of it available.

Built around the port road
The road to Port Klang
The Federal Highway runs through Petaling Jaya, linking Kuala Lumpur to the national port at Klang. Malaysia’s first expressway is a 45 km dual carriageway, widened to six lanes through PJ. It’s still the direct road to Port Klang for businesses moving goods from the city. The highway also connects KL and PJ with Shah Alam, Subang Jaya and Klang.
Other highways
PJ has one of the country’s densest expressway networks. The LDP (E11) runs 40 km north to south through the city, while the SPRINT Expressway (E23) is the main northern link. In the south, the New Pantai Expressway (E10) runs parallel to the Federal Highway. The North–South Expressway network reaches PJ through the Subang, Damansara and Kota Damansara exits. These roads connect the city with the wider Klang Valley workforce.

Industrial land in PJ
Section 13, PJ’s oldest industrial estate, began as a light-industrial area. Much of it has since been rebuilt for offices and other commercial uses. Jaya One, Jaya 33 and Plaza 33 stand on former factory land. As more of the town’s early industrial land moves to higher-value commercial use, there’s less purpose-built industrial space left.
