Rumah Selangorku guide for Vista Idaman buyers

Who qualifies

You and your spouse must be Malaysian citizens aged 18 or above. Single and married applicants can apply.

Lembaga Perumahan dan Hartanah Selangor (LPHS) publishes these monthly household income ceilings in its Rumah Selangorku FAQ. Household income includes both spouses’ income.

LPHS lists Vista Idaman as Type E, with separate LPHS and developer registration entries. The Type A and A1 names on our floor plans describe layouts, not State eligibility types.

Choose only one State house type when applying. For the merit category, LPHS says that you and your spouse must never have owned a home in Selangor. Its guidelines allow an upgrade from low-cost housing or Type A after more than five years from the Sale and Purchase Agreement.

LPHS publishes separate ceilings and ownership conditions for its Terbuka and Terus allocation categories and for developer registration. Confirm your category and conditions with LPHS before applying.

You can apply to transfer ownership only after five years from the Sale and Purchase Agreement, with State consent.

How to apply through LPHS

Register through LPHS e-Hartanah. Select the Rumah Selangorku category and the correct project entry, then submit your application. Vista appears under “VISTA IDAMAN @ SUNWAY SEMENYIH (JENIS E)”, with separate LPHS and PEMAJU entries.

Upload the identity and income documents requested by the system. An incomplete draft that remains unsubmitted for 21 days is deleted, and you must start again.

For LPHS registration, selection uses a merit system. Wait for an offer and check your status in the portal. Eligibility and available units affect offers; registration does not guarantee an allocation. For developer registration, the developer supplies the applicant list.

Keep your registration current

LPHS’s current project-list guidelines say applications are valid for one year. If you receive no offer, submit a new application online.

After a conditional offer

The developer contacts you for supporting documents. It sends those documents to LPHS for verification before LPHS issues the offer letter. Once the letter is available, obtain it from the developer for unit selection and the Sale and Purchase Agreement (SPA).

You arrange financing separately, through the developer’s bank panel or a lender you approach yourself. LPHS recommends checking loan eligibility before choosing a project. An LPHS offer does not approve your loan.

Two ways to choose your project

If you prefer to deal directly with the developer, contact us about Vista Idaman, then register with the State for the project.

You can also sign up with an agent and view several projects. After choosing a project, register with the State for that project.

Both paths lead to State registration. Our enquiry form records your interest with us; you still need to complete your LPHS application.
